iQuartier Condos was a special design challenge with a very satisfying result. Mandated to create an outstanding building in form and in function with the program and the significant surroundings to be considered, we designed within the context of a unique building prototype of flexible, smart condominium housing.

The Condos are intimately related to available hotel services – à la carte, and affordably priced for prime downtown, modern condominiums with Smart technology incorporated. Planned at mid-density and rising in reinforced concrete to seven storeys, but barely reaching the height of the hotel to which it is physically and socially attached, the building volume provides the built form to define the hotel courtyard on boulevard Saint-Laurent.
By the interaction of the future residents with the hotel facilities and services, there evolvesa new building prototype of mixed-use and sharing at affordable price points – a lifestyle traditionally for only the affluent.
The architectural language is both distinct and identifiable; and is, as well, highly respectful of the profile of the traditional three-storey stone row-houses with vertical windows that typify Montreal residential areas. The building’s architecture ties in, and relates both to the relatively high physical volume of Hotel 10, and its low-rise neighbours adjacent down the hill, on both east and west facades.
The building materials are sleek and modern, with traditional but smooth stone facades and large windows to the scale and height of the
traditional building forms, elevated with natural aluminum panels and larger glass volumes in the upper floors. The landscaped rooftop terrace is available to all of the residents, offering the benefits of relaxation and socializing in an environment surrounded by 360 degree views of the city, the mountain and the river.
The key to the success of the building is, however, the design of its individual lifestyle units. Planned efficiently to eliminate any unusable spaces, the built-in flexibility will contribute to the enjoyment and productivity of the resident clients; to maximize the “smarts” that are thereby achieved.
